老朽化したアパートを取り壊し、施主夫婦のための住居と
2戸の賃貸住居を包有する長屋に建てかえるというもの。
オーナー住戸においては、グラフィックデザイナーである施主の仕事場と
将来のための子供部屋、さらに家相への配慮などが求められ、
「和の要素」を含んだイメージが写真などによって提示された。
また人を招く機会が多いと考えられるため、
それに見合う広いスペースが必要になると思われた。
立地
敷地は東京の湾岸近くに立地し、周囲に地盤高低差はなく住宅が密集している。
前面にある通路は法規上道路とはみなされず、事前に許可申請を取る必要があったほか、
搬入路が幅2メートル弱と狭く、さらに軟弱な地盤とクリアすべき課題は多かった。
隣接する親世帯との結接点として庭を設けた以外は、
許可条件や法規に求められる壁面の後退により、建築外形はほぼ自動的に決定された。
構成
この住宅の空間を秩序づけているのは、各住戸に挿入された一枚の壁である。
壁は施主住戸と賃貸住戸で90度振られて配されており、
前者においてはこの壁が大きな気積を持つパブリックな空間と、
機能的でプライベートな空間を区切る役割を果たしている。
パブリックスペースは、居間-多目的スペース-屋上デッキと
レベルを違えながら視覚的に連続させて配され、
各々のアクティビティが相乗効果をあげるように意図している。
構造
許可条件として準耐火構造物であることを求められたほか、
防水への配慮、さらにローコストである必要性から鉄骨造が選択された。
鉄骨のメンバーは最小なものとされ、室内への柱形の露出を避けている。
設備
隣接する畑への水まき用に雨水貯溜槽が設けられた。
また、居間が将来オーディオルームとして使用されるため、
必要な配管配線をあらかじめ引いている。
その他、各室にはLANケーブルが配線されている。
※その後、お宅を拝見したところ、プロジェクターや各種壁付スピーカーが
完璧に施工され、バーティカルブラインドをスクリーンとした巨大画面の
天井高4.3メートルのAVルームとなっていました。
LANについては結局、無線LANで飛ばしているようです。
材料
内装では挿入された壁をより強調するために、珪藻土ラフキャスト仕上を用い、
そのざっくりとした質感が、空間に生活というレベルを越えた強さを与えている。
なお色彩、テクスチュアの決定においては、施主の趣向も強く反映されている。
Given conditions
The plan was to demolish a dilapidated apartment and replace it with a row house that would include a residence for the couple and two rental residences.
The owner's residence was required to have a workspace for the client, who is a graphic designer, a room for the children for the future, and consideration for the feng shui of the house.
An image that included "Japanese elements" was presented through photographs, etc.
In addition, it was thought that there would be many opportunities to invite guests over,
so a large space that matched this would be necessary.
Location
The site is located near the Tokyo Bay coast, and there is no difference in elevation in the surrounding area, and the houses are densely packed together.
The passage in front is not considered a road under the law, so permission had to be obtained in advance,
In addition, the access road was narrow at just under 2 meters, and the ground was soft, so there were many challenges to overcome.
Apart from the garden, which acts as a link between the neighboring parent's household,
the exterior shape of the building was determined almost automatically due to the wall setback required by the permit conditions and regulations.
Structure
The space of this house is organized by a single wall inserted into each unit.
The wall is arranged at a 90-degree angle between the owner's unit and the rental unit,
and in the former, this wall serves to separate the large public space with
and the functional and private space.
The public space is arranged in visual continuity with the living room, multipurpose space, and rooftop deck,
although on different levels,
it is intended that each activity will have a synergistic effect.
Structure
In addition to the permit conditions requiring a semi-fireproof structure,
steel construction was selected due to considerations of waterproofing and the need for low cost.
The members of the steel frame are kept to a minimum to avoid exposing columns inside the room.
Facilities
A rainwater storage tank has been installed to water the adjacent fields.
In addition, the living room will be used as an audio room in the future, so the necessary piping and wiring has already been laid.
In addition, LAN cables have been wired to each room.
*Afterwards, I visited the house and found that the projector and various wall-mounted speakers
were perfectly installed, creating an AV room with a 4.3-meter ceiling and a huge screen
with vertical blinds as the screen.
As for the LAN, it seems that wireless LAN is used after all.
Materials
In the interior, a diatomaceous earth roughcast finish was used to further emphasize the inserted walls, and
its rough texture gives the space a strength that goes beyond the level of living.
The client's tastes were also strongly reflected in the decisions on color and texture.
